How Much Does Cleaning Cost in Adelaide in 2026?
Five different jobs, five different ways of pricing them. A vacate clean is a fixed price per property, commercial and housekeeping work is charged per cleaner-hour, a builders clean is quoted per square metre of finished floor area, and a hoarding clean-out is a fixed project price set after a free inspection. End of lease, vacate & Airbnb cleaning
In South Australia the bond sits with Consumer and Business Services, and it is released against the condition report signed at the start of the tenancy — not against a general impression of tidiness. A vacate clean is priced by the number of bedrooms and bathrooms, whether the property is furnished, and whether carpets and windows are in scope. Abu Cleaning quotes a fixed price per property and returns free of charge if the agent lists cleaning items on the exit inspection.

What moves the price
- Condition on the day. A property handed over mid-move, with furniture and rubbish still in it, is charged hourly rather than at the fixed rate.
- Furnished or part-furnished. Cleaning around contents adds roughly a third to the hours.
- Pets. Hair embedded in carpet and flyscreens, plus flea treatment where the agreement requires it.
- Second storey windows. Height access is quoted separately.
- Notice. Same-day and weekend handovers attract an after-hours loading.

Airbnb and short-stay changeovers
A changeover is the clean between one guest checking out and the next checking in. It is a different job to a vacate clean: shorter, tied to a check-out and check-in on the same day, and judged by the next guest rather than by an agent. Abu Cleaning works to a checklist written for your property, turns it around inside the window between bookings, and sends photos on completion so you can see the property is guest-ready without driving over. Linen stays yours — we strip the beds and remake them with the sets you keep on site — and anything broken, stained or missing is reported before the next guest arrives, not after they complain.

What moves the price
- Turnaround window. A 10 am check-out to a 3 pm check-in needs a full crew on site at a fixed time, which costs more than a flexible slot.
- Availability. Back-to-back changeovers carry no surcharge, but they depend on a crew being free in that window — the earlier a booking is confirmed, the safer the slot.
- Weekends and public holidays. Short-stay turnovers cluster on Sundays and long weekends, and those days are charged at a different rate — always shown in your quote.
- Guest load. A property sleeping eight takes noticeably longer than the same floor area sleeping four.
- Condition on the day. Parties, pets and heavy soiling are charged as an extra clean, and photographed for the host’s claim.
- Bathrooms, not just bedrooms. The prices above are from-prices set by bedroom count; a three-bedroom property with three bathrooms and an outdoor area sits above the starting figure.
- Volume. Hosts with several properties, or a regular weekly pattern, are quoted at a contract rate.

Commercial work is charged per cleaner-hour and quoted against a written scope and a site-specific schedule, so what happens nightly, weekly and periodically is agreed before the first shift rather than negotiated later. Floor area, the number of amenities and how often you want the team on site set the hours; you pay for the hours actually rostered, not a notional rate per square metre.

What moves the price
- Hours rostered. The shift plan is the price — agree the scope and the hours, and the invoice follows the roster.
- Density of amenities. Two bathrooms per floor costs more than one, regardless of floor area.
- Access hours. After 10 pm, before 6 am and weekend shifts carry award penalty rates.
- Consumables. Supplied and billed at cost, or by the client — both are quoted.
- Site requirements. Inductions, police checks, security escorts and key registers add set-up hours.

Post-construction cleaning runs in stages, and quoting the wrong stage is where most builders’ budgets go wrong. A rough clean clears debris so the next trade can work. A final detail clean is what the client walks through at handover — stickers off glass, silicone smears off stone, swarf out of window tracks, render dust out of every reveal. What moves the price
- Finish level. Honed stone, polished concrete and frameless glass take longer and need different chemistry than a standard vinyl-and-laminate build.
- Site condition. If trades are still working, the clean is done twice — quote the rough clean separately.
- Window scope. Externals above ground floor need height access and are priced on their own.
- Access. No parking, no lift, no power or water on site all add hours.
- Program. Handover dates that move by a day are absorbed; overnight and weekend turnarounds are not.
Specialist · NDIS, families, housing providers
Hoarding & squalor clean-outs
A hoarded property cannot be quoted over the phone, and it is not priced like a house clean. Abu Cleaning inspects the site free of charge, grades it against the Clutter Image Rating, and issues a fixed project price before any work starts — so the figure agreed at the start is the figure invoiced at the end. The plan is set with the resident and their support team, crews carry PPE for sharps, mould and biological waste, and everything that leaves the property goes to a licensed facility with disposal dockets returned to the client.

How the job is graded
The Clutter Image Rating
Abu Cleaning grades every hoarding job against the Clutter Image Rating — a nine-point visual scale developed for clinicians and used widely across the hoarding sector. It does not measure how dirty a property is. It measures how much of the room is taken up, and how far that interferes with using the room normally. That makes it a fair, consistent way to compare one job with another and to set a price that reflects the work actually involved.
Each room is rated on its own, and the rating for the property is taken from the rooms that drive the work. The three bands below are what Abu Cleaning quotes against.
Small hoarding clean
Low to moderate clutter. Most of the room remains accessible and usable, with clear walking paths and limited accumulation.

Two properties at the same rating can take very different amounts of work depending on access, the volume of waste, and how much has to be sorted with the resident rather than simply removed. Every hoarding job is confirmed with a free on-site inspection, and the fixed price is issued in writing before work begins.

What moves the price
- Volume of waste. Skip bins and licensed disposal are assessed at the inspection and built into the fixed price, so nothing appears on the invoice that was not in the quote.
- Biohazard. Vermin, spoiled food, human or animal waste require full PPE, controlled handling and separate waste streams.
- Sorting versus clearing. Where everything goes, the job is fast; where each item is reviewed with the resident, it is not.
- Access. Upper floors, narrow driveways and street-permit skips add time.
- Funding. NDIS, aged-care and housing-provider jobs are quoted against the plan and invoiced to the funder.

Hotel housekeeping teams
Abu Cleaning supplies housekeeping as a staffed service, charged per cleaner-hour against the shifts you roster. You set the shifts and the number of attendants; we supply trained staff, run the allocation and check the work before rooms are released to the front desk. Ordinary supervision and quality control are part of the hourly rate, not billed on top. Staff are engaged under the Hospitality Industry (General) Award, and the rate reflects that.

What moves the price
- Hours rostered. You pay for the cleaner-hours you contract, so the shift plan is the price — and it can be revised when the operation changes materially.
- Room mix. Suites and serviced apartments with kitchens and laundries take two to three times a standard queen room, which shows up in the hours needed.
- Occupancy volatility. A property with a steady forecast rosters efficiently; one that swings from 40% to full overnight pays for relief cover.
- Linen arrangement. On-site laundry, outsourced linen, or attendants stripping and bagging all price differently.
- Penalty rates. Weekends, public holidays and early starts are award-driven and shown separately in the quote.
- Standard. A four-star room standard with turndown is a different product to a budget motel changeover.
Reading a quote
Why some quotes come back much cheaper
On any given job there is usually a quote that lands thirty or forty per cent under everyone else. It is worth understanding what has been left out, because the difference is rarely the cleaning itself.
Insurance
Abu Cleaning carries $20 million public liability cover plus workers compensation, and certificates of currency are issued with every commercial quote.
Employment
Cleaners are employed and paid under the Cleaning Services Award or the Hospitality Award, with superannuation and leave. Cash-in-hand rates are not comparable.
Screening
Right-to-work checks on every worker, plus police clearances and NDIS worker screening where the site or the client requires them.
Waste
Construction and hoarding waste goes to a licensed facility with dockets returned, and on hoarding jobs the disposal is written into the fixed price. Illegal dumping is cheap until it is traced back to the site.
Scope in writing
Every quote is issued against a written scope and schedule. A lower number covering half the tasks is not a lower price.
Coming back
Vacate and handover cleans include a return visit for anything the agent or site supervisor lists on inspection.
